Are you considering purchasing a new section or developing an existing property? A feasibility assessment is a potential first step in understanding the opportunities and constraints of your site.
We prepare detailed reports that identify relevant planning controls, environmental considerations, and other site-specific factors that may influence development potential. Using existing site data, we analyse key conditions such as zoning, topography, vegetation, views, orientation, and existing services.
We then move to concept design which undertakes bulk and location studies to determine the optimal size, placement, and orientation of your future home. By understanding the unique characteristics of the site early in the process, we can help maximize its potential while avoiding costly surprises later on.
We then work closely with you in the developed design phase, to create a plan that responds to your vision, budget, timeframe, and lifestyle requirements.
A well-designed rennovation can enhance the value of your property while creating a home that better supports the way you live. Whether you're looking to improve functionality, increase space, or modernize your home, a thoughtful rennovation can unlock its full potential.
Our process begins with an informal conversation, and moves to a detailed survey of your existing house in the preliminary design phase. This includes the measurement and documentation of any furniture, fixtures, or features you wish to retain. We then create an accurate 3D model of your home in our concept design phase, allowing us to thoroughly explore the opportunities and constraints that will influence the design.
Working closely with you and your preferred builder, we develop practical and creative solutions that balance design aspirations with budget considerations. By identifying cost-effective approaches early in the process, we help ensure the best possible outcome for your renovation project.
Recent changes to New Zealand's planning and building regulations have made it significantly easier to add a self-contained minor dwelling or granny flat to many residential properties. Under the new rules, most sites can accommodate a secondary dwelling without requiring resource consent and, in some circumstances, without the need for a building consent, provided certain conditions are met.
Key requirements include:
The dwelling must have a gross floor area of 70m² or less.
It must be located on the same title as the principal dwelling.
It must comply with all applicable Building Code requirements.
It must meet your local council's district plan requirements, including setbacks, height limits, and site coverage controls.
Minor dwellings can be constructed on-site or built off-site and transported to your property. Having designed and built our own granny flat, we understand both the regulatory requirements and the practical considerations involved with transportable homes. We can help assess your site's suitability, navigate the design process, and ensure your property is well prepared for its new addition.
Whether you're looking to create space for family, generate additional income, or future-proof your property, we'd be happy to discuss the possibilities.
